Recent Updates
August 2023: Staff held a pre-submittal meeting with the project team on Thursday, 08.03. The project team anticipates site work commencing in the next few weeks and construction following in the next 1-2 months. Work within the right-of-way will prove challenging as Davidson Gateway Dr. serves as the main drop-off/pick-up street for the Community School of Davidson. Staff will communicate and cooridinate upcoming improvements with the project team and area stakeholders.
August 2022: The Town of Davidson and Mecklenburg County approved the project construction documents.

2022
August 2022: The Town of Davidson and Mecklenburg County approved the project construction documents. The project requires approval by CLT Water once their capacity restrictions have been lifted, so construction will not take place until that situation is resolved.
2021
Summer 2021: In June TOD and Meck. County staff performed the first round of review of the project's Construction Documents; revisions are required. Prior to Construction Document approval the project must record its BUAA plat and receive approval of its Affordable Housing Plan, which is currently being developed by the project team in conjuction with the Housing & Equity Director, Eugene Bradley, and the Davidson Housing Coalition.
March 31, 2021: The project received approval from the Board of Adjustment to use the Built-Upon Area Averaging process, which conserves land at 956 Shearer St. and transfers buildable area from that site to the approved Cottages development site at 209 Davidson Gateway Drive. This step is required by the Planning Ordinance and was part of the Board of Commissioners approval in October 2020.
2020
December 3, 2020: Town of Davidson staff approved the master plan. The project will proceed to the Board of Adjustment for approval through the Built-Upon Area Averaging process.
October 27, Board of Commissioners Decision: The Board of Commissioners approved the Conditional Master Plan and associated conditions at their October meeting.
September 28, Planning Board Recommendation: The Planning Board will formally review the Conditional Master Plan and associated conditions, offering a recommendation to the Board of Commissioners.
September 22, Board of Commissioners Decision: The Board of Commissioners will review the proposed Conditional Master Plan and associated conditions as part of the public hearing continued from August.
August 25, Board of Commissioners Public Hearing: The Board of Commissioners held a public hearing on the proposed Conditional Master Plan and associated conditions, listening to public comments before motioning to continue the hearing.
July 27, Planning Board FYI Review: The Planning Board informally reviewed the plans and draft conditions, offering comments for consideration.
July 14, Board of Commissioners Work Session: The project team met with the Board of Commissioners to discuss the project’s proposed conditions and site design.

March 10, Board of Commissioners Work Session: The project team met with the Board of Commissioners to discuss the project, reviewing comments from the Public Input Session in January and the resulting draft conditions.
January 29, Public Input Session: A Public Input Session was held from 5:00 – 7:00 P.M. at Davidson Town Hall, 216 South Main Street, Davidson, North Carolina. The purpose of the meeting was to review the master plan and solicit feedback. A copy of the Public Input Session Report summarizing the event is available under the Documents tab (see above).
January 14, Water/Sewer Decisions: The Davidson Board of Commissioners voted to approve water/sewer extension to the site.
2019
October 9, Application Received: The project team submitted an application, including site plan documents, for review by Mecklenburg County and Town of Davidson staff. The next step is for staff to provide review comments on the plan and for the Board of Commissioners to make a decision on whether to permit water/sewer extension to the site.
