Recent Updates
Overview: On March 23, 2020 the Town of Davidson received a complete Master Plan application. The proposal proceeded through the master plan process outlined in Section 14.6 of the Davidson Planning Ordinance, including completion of a Transportation Impact Analysis, Public Input Session, and Planning Board review/comment. The plan was approved in April 2021.
Fall 2022: The project continues with construction. Stormwater structures are slated for installation in November 2022. The project team is currently working to finalize the park/open space plans based on public engagement conducted in September 2021. Additionally, in accordance with the approved plan the project is purusing annexation for the portion of Catawba Ave. along the project's street frontage. This is so that the required street improvements can be made by the developer and maintained by the Town of Davidson. - Project Description: The project proposes 81 townhomes (including eight affordable units) fronting Jetton St. and Catawba Ave. as well as internal public spaces. Additionally, the plan proposes a new street connecting Jetton St. and Catawba Ave. along with alleys, two greens and walkways throughout the development.

2022
Fall: The project continues with construction. Stormwater structures are slated for installation in November 2022. June: Town and Mecklenburg County staff met the project team on-site for a pre-construction meeting to review the approved documents. Construction will begin in the Summer of 2022.
May: Town of Davidson and Mecklenburg County staff approved the Construction Documents. Next steps include a pre-construction meeting (held June 22), installation of tree protection fencing, the annexation of Catawba Ave. along the project street frontage, and final approval of the open space designs by Town of Davidson staff.
Winter/Spring: The project team submitted their Construction Documents for review multiple times to address outstanding issues identified by Town of Davidson and Mecklenburg County staff.
2021
November: The project team submitted revised Construction Documents for review by Town of Davidson and Mecklenburg County staff. Outstanding issues were identified.
September: The project team hosted an on-site public engagement event to review options for park and open space design. Feedback was collected and summarized in a report available on the Documents tab. Park and open space design will be finalized after the initial Construction Documents are approved.
May - July: The project team prepared and submitted Construction Documents for review by Town of Davidson and Mecklenburg County staff. Outstanding issues were identified.
April: Mecklenburg County reviewed and approved the proposed stormwater treatment and master plan. Concurrently, the Davidson Board of Commissioners reviewed the proposed affordable housing plan at their April 13 Work Session and approved the plan at their April 27 meeting.
March: March 8 the Board of Adjustment reviewed and approved the project's request for a Minor Variance related to the amount of built-upon-area, subject to increased stormwater treatment and the construction of eight affordable housing units.
February: Town of Davidson staff, community stakeholders, and the developer continued to work on integrating affordable housing into the site. The approved plan envisions eight affordable units.
January: Town of Davidson approved the master plan, pending approval by the Board of Adjustment for a variance related to the amount of built-upon area proposed for the site.
2020
December: Town of Davidson and Mecklenburg County staff conducted a review of the Master Plan Schematic Design, determining that further revisions were needed prior to master plan approval.
November 30, Planning Board Review: The Planning Board formally reviewed and offered comment on the updated plans at their November meeting. To view the meeting, please see the Town of Davidson YouTube webpage.
October, Public Input Session: On Wednesday, October 21, 2020 from 5:00 – 6:30 p.m. the project team hosted and staff facilitated a virtual meeting via Zoom. The project team delivered an overview presentation, staff read select comments, and participants engaged in a moderated question and answer session.
March: On March 23, 2020 the Town of Davidson received a complete master plan application.
Early 2020: The project team continued to meet with staff to revise the site design. Staff also reviewed the draft Transportation Impact Analysis.
2019
Late 2019: The project team met with staff throughout the year to review the site design requirements. In late 2019 the project team began meeting consistently with a group of nearby residents; also during this time a Transportation Impact Analysis was conducted.
