Davidson's historic mix of people in all income levels and ages is fundamental to our community, so town government will encourage opportunities, services, and infrastructure that allow people of all means to live and work here.

Expectation for the Code Enforcement Process
Tenant: Coordinate with Code Enforcement officer and property manager to allow access for initial inspection, maintenance/violations repairs, and final inspections via schedule.

Produce a letter Notice of Violation letter to the tenant and property manager if violations are found. Coordinate with the property manager of when repairs are completed and need reinspection. Affordable Housing Action and Implementation Plan
The Town of Davidson solicited proposals to develop a data and context driven Davidson Affordable Housing Action Plan (the "Plan") to serve as an Affordable Housing Action and Implementation Plan for the Town to actively address the economic and social equity impacts to Davidson’s affordable housing needs. Davidson is one of the most expensive places to live in the state, and it is anticipated that real estate prices and rent will continue to increase in the foreseeable future. The Housing Action Plan should provide comprehensive, and alternative, recommendations for producing new and preserving existing affordable homes, targeted regulatory changes, strategic infrastructure investments, strategic ways to spend the housing (payment in lieu) funds, identifying new funding sources and other tools to increase affordable housing.

Income Limits

In 2017, the UNC-Charlotte Urban Institute created a Housing Needs Assessment for the Town of Davidson. Highlights include:1. Housing inventory is heavily single-family, owner-occupied. There is a need for more rental units.
2. The population has more than tripled in the last 25 years.
3. There is an aging population. Davidson is missing the 20-39 age range.
4. The population is increasingly affluent and educated. Davidson is the only town in the county where over half the residents earn more than $100,000..
5. 5,500 people work in Davidson. Half of the workers earn less than $40,000, and few workers live in Davidson.
6. Homes are less affordable. Median sales price in 2015-16 was $385,000 (Cornelius- $265,000; Huntersville- $250,000)
The UNCC Urban Institute presented information and recommendations from the recently conducted Affordable Housing Needs Assessment. Following the presentation, attendees broke into smaller groups for round table discussions facilitated by the Urban Institute.
